Foundation drainage in Victoria, Texas
On shrink-swell clay, controlling water around the house does as much to keep a foundation still as any pier. Here's what helps on flat Coastal Bend lots.
Expansive clay moves when its moisture content changes, so the goal is steady moisture around the whole foundation: not flooded, not parched, and about the same on every side. The Texas Department of Licensing and Regulation's technical bulletin on residential foundations over expansive soil says water must drain away from the house on all sides, and it lists drainage, plant choices, watering habits and long-term maintenance as the ways to limit moisture swings.
That's harder than it sounds in Victoria. Much of the county is nearly level, so water doesn't run off a lot on its own, and the clay soaks it up slowly. Downpours from Gulf systems can drop a lot of rain in a short time, and then the ground bakes for weeks.
Is drainage part of my problem?
- Downspouts that empty right beside the slab
- Flowerbed edging that holds water against the house
- A yard that slopes toward the foundation, or a patio that drains back to it
- Water standing along one wall for a day or more after a storm
- Wide cracks in the soil next to the slab in late summer
- Puddles or mud under a raised house
What are the common fixes?
- Gutters and buried downspout lines that carry roof water well away from the house to a pop-up emitter or a safe outlet
- Regrading so soil falls away from the foundation on every side
- Surface drains and French drains for side yards and low spots that hold water on flat lots
- Crawl space drainage for raised homes where runoff flows under the floor
- Even watering in long dry spells, with a soaker hose a short distance from the foundation rather than flooding one side
Do trees matter?
Large trees near a house can pull a great deal of water out of the clay in summer, and the side of the slab nearest them may drop as the soil dries. Root barriers are sometimes part of a plan. Talk with a certified arborist before removing a big tree near the house, because taking it out also changes how much water the soil holds.
Could it be a leak?
A leaking supply or sewer line under a slab feeds water straight into the clay and can make it swell. Signs include a water bill that climbs for no reason, a warm spot in the floor, or the sound of running water with every fixture off. Call a licensed plumber before a foundation crew if you see these.
Is a permit or floodplain review needed?
Work that changes how water leaves your lot, or that takes place in a mapped floodplain, may involve the City of Victoria's Development Center or, outside city limits, Victoria County's floodplain administration. Ask before regrading or adding fill.
We don't quote prices. The contractor prices the job after measuring the floors and working out what's moving the house. Any figure given before that is a guess.

Common questions
Should I water around my foundation in summer?
In long dry spells, even watering a short distance from the foundation can limit shrinkage in clay. Steady moisture on every side is the goal, not soaking one side.
Do foundation contractors handle drainage?
Many install gutters, downspout lines, grading and drains, or bring in a crew that does. Ask whether drainage is in the bid or priced separately.
