Pier-and-beam foundation repair in Victoria, Texas
Victoria was founded in 1824, and many of its older houses stand on piers over a crawl space. They move differently from a slab and are fixed differently too.
In a pier-and-beam house, the floor joists rest on wood beams, the beams sit on short piers or blocks spread across the crawl space, and the outside walls bear on a perimeter beam or footing. Every interior pier is a small foundation of its own. When the clay under a few of them shrinks, swells or turns soft from standing water, those piers sink or lean, and the floor above follows.
What are the warning signs?
- Floors that dip toward the middle of a room, or bounce when you walk
- Interior doors near the center of the house that bind while outer rooms seem fine
- Shims on top of piers that have split, crushed or worked loose
- Damp soil, puddles or a musty smell under the house
- Soft sill plates or sagging beams from rot or termites, both common in a humid coastal climate
What does the repair usually involve?
- Re-shimming. Replacing worn shims, or adding new ones, between piers and beams to bring floors back toward level. On expansive clay, another adjustment after a few seasons is normal.
- Resetting or adding piers. New piers where beam spans are too long, and replacements for piers that have sunk, tilted or cracked.
- Framing repair. Replacing rotted sills, sistering cracked joists, and doubling or replacing damaged beams.
- Perimeter work. If the outside beam has dropped at a corner, it may need piers just like a slab edge.
- Crawl space moisture. Clearing vents, regrading so rain doesn't flow under the house, and adding drainage where water collects.
Why are these houses easier to adjust?
Access. The crawl space lets a crew reach most of the structure without cutting floors, and if the clay keeps moving, future adjustments are straightforward. That's a good reason to ask, before signing, whether the warranty includes readjustments and for how long.
Does the work need a permit?
Inside city limits, the City of Victoria's building guide says to ask the Development Center whether a change needs a permit. For an older house with a historical designation, also ask whether changes to skirting, porches or other visible parts need any extra review.
What should I ask before signing?
- How many piers will be added or reset, and where are they on the plan?
- Are the shims steel or wood?
- Did you find rot or termite damage, and is that repair priced in?
- What will keep water out of the crawl space after the job?
We don't quote prices. The contractor prices the job after measuring the floors and working out what's moving the house. Any figure given before that is a guess.

Common questions
Is a raised house better or worse on Victoria clay?
Neither type is immune. Pier-and-beam homes are usually easier to readjust because the crawl space gives access, while a slab typically needs piers from outside. Water control matters for both.
How often will the shims need adjusting?
That depends on how much the soil moves from year to year. Ask whether readjustment is included in the warranty and for how many years.
