Foundation piers in Victoria, Texas: comparing the options

Two bids on the same Victoria house can call for different pier types, different counts and different depths. Here's how to read them side by side.

A pier transfers the weight of a sunken section of foundation down past the clay that swells and shrinks near the surface, to soil that moves less. Around Victoria, the cracking clays of the coastal prairie formed in thick deltaic and marine deposits of the Beaumont Formation, so there's often no shallow bedrock to land on. Piers here typically rely on depth and resistance in the soil rather than on rock. The right system depends on the weight of the house, the soil profile at your address, and how deep the installer has to go to reach firm support.

How do the main pier types compare?

TypeHow it goes inTypical useWhat to ask
Pressed concreteShort precast cylinders pressed hydraulically into the ground, one stacked on anotherVery common under residential slabs on Texas clayTypical depth reached, and whether the segments are tied together with a cable or rod
Steel pushSteel pipe sections driven down with a ram, using the house's weight as resistanceHeavier homes, or sites where firm soil is deepDepth and driving pressure at every pier

What belongs in a pier plan?

  • A sketch of the house with every pier numbered and located
  • The pier type, and why it was chosen for your house
  • The spacing between piers along the beam
  • The depth or resistance each pier will be driven to
  • A written pier log after the job with depth and pressure or torque for every pier

Why do pier counts vary so much?

Some contractors pier only the section that dropped; others pier an entire side or the full perimeter. Neither is automatically right. Ask each one to show you on the elevation map why the piers stop where they do. A whole-house plan for one low corner deserves questions, and so does a one-corner plan when the readings show a whole wall has gone down.

Who calls in the utility locates?

Piering means digging along the house, often near gas, water and cable lines. Texas811 is the free statewide call-before-you-dig service and asks for at least two business days' notice. Your contractor should request locates before any excavation.

We don't quote prices. The contractor prices the job after measuring the floors and working out what's moving the house. Any figure given before that is a guess.

Common questions

Which pier type is best?

No single type is best for every house. It depends on the load, the soil and how deep firm support is. Ask each contractor to explain why their system fits your home.

What is a pier log?

A record of each pier's location, depth and installation pressure or torque. Keep it with the warranty. It helps with any later claim and answers a buyer's questions if you sell.
